Lease Requirement: For any rental of 28 days or more, the guest agrees to sign the Standard Form of Lease (Ontario Residential Tenancy Agreement) prior to check-in. • Security Deposit: A security deposit applies depending on the duration of your stay. By booking, you agree to all of the house rules listed on our listing and rental agreement. Here it is again for your reference: Check-In Time: 5 PM Check-Out Time: 10 AM 1) NO smoking in the home. Violating this rule will result in a $1,000 fee to de-smoke the house. 2) Unless authorized in advance, check-in is anytime after 5 PM, and check-out is 10 AM. If you'd like an early check-in at 3 PM and/or late check-out at noon, please let us know 24 hours in advance, and we will send a payment request via the Airbnb platform to authorize this for you. 3) Pets are allowed on a case-by-case basis. If you are bringing a pet, please inform us in advance. The extra cleaning fee per animal is: - 1-6 nights: $50 - 7-29 nights: $80 - 30+ nights: $150 4) No shoes in the home. Please take them off at the front entrance. 5) Any missing or damaged items will be charged retail costs through the Airbnb portal as part of our process. 6) Parties or excessive noise causing neighbors to complain will result in us asking you to leave without a refund for your stay. No more than 6 people are allowed in the home at one time. 7) Quiet Hours: 10 PM–8 AM 8) Unauthorized guests will be charged an extra $100/guest/night. 9) The cleaning fee you pay covers cleaning prior to your stay. If the home is left excessively dirty, additional cleaning fees may apply. 10) Do not wash hair down the drain. 11) For stays exceeding 28 days, a refundable security deposit is mandatory. The deposit amount is determined by the duration of the stay and the number of occupants. Guests will be notified of the required amount in advance. Non-payment of the security deposit may lead to reservation cancellation or denial of stay extension. An extra cleaning fee of $100 will apply for extended stays (40+ days). 12) A $150 security deposit applies for same-day or day-before reservations. 13) Lost, damaged, or missing key fobs/home keys will incur a $150 fee. 14) Any cleaning issues must be reported within a reasonable time after check-in so we can address them promptly. 15) Respectful communication is required. Threats or profanity toward our staff will result in your reservation being canceled without a refund. 16) By booking, you agree not to hold us liable for any injuries, lost items, or accidents that occur on the property, whether indoors or outdoors. 17) Utility & Internet: Included in the monthly rate. *We provide welcome supplies such as hand soap, shampoo, conditioner, body wash, toilet paper. dishwasher detergent pods (if applicable), laundry pods. For longer stays, you are responsible for purchasing additional supplies. *We take great pride in maintaining our home. If any issues arise during your stay, please notify us promptly so we can address them. *For stays longer than 28 days, routine inspections may be conducted (10-15mins). We will provide 24 hours' notice prior to the inspection, except in emergencies or when the builder needs access, in which case shorter notice may apply. For stays of 28 nights or longer, guests are required to sign the "Standard Form of Lease" in accordance with applicable Ontario tenancy laws. A security deposit is also required with the amount determined based on the length and terms of the stay.
