Other Details to Note

By booking, you agree to all of the house rules listed on our listing and rental agreement. Here it is again for your reference: Our London home is designed with comfort and convenience in mind. The property has three separate units, each offering its own private living space. Laundry facilities are available for all guests to share. Units 2 and 3 share a side entrance, while Unit 1 enjoys a dedicated private entrance for added privacy. *All guests are required to provide ID before receiving check-in instructions. A driver's license or passport is an acceptable form of ID. Cancellation policies apply. Check-In Time: 5 PM Check-Out Time: 10 AM *Garbage: You are responsible for returning the home in the same clean condition as received at check-in. Before check-out, guests are required to: - Clean or place all dirty dishes in the dishwasher. - Place all towels in a pile in the laundry room. - Return all indoor and outdoor furniture to their original places. Failure to do so may result in higher-than-normal cleaning fees, which guests will be responsible for. 1) NO smoking in the home. Violating this rule will result in a $1,000 fee to de-smoke the house. 2) Unless authorized in advance, check-in is anytime after 5 PM, and check-out is 10 AM. If you'd like an early check-in at 3 PM and/or late check-out at noon, please let us know 24 hours in advance. We will request for payment via the Airbnb platform to authorize this for you. 3) Pets are allowed on a case-by-case basis. If you are bringing a pet, please inform us in advance. The extra cleaning fee per animal is: - 1-6 nights: $150 - 7-29 nights: $300 - 30+ nights: $500 4) No shoes in the home. Please take them off at the front entrance. 5) Any missing or damaged items will be charged retail costs through the Airbnb portal as part of our process. 6) Parties or excessive noise causing neighbors to complain will result in us asking you to leave without a refund for your stay. No more than 8 people are allowed in the home at one time. 7) Quiet Hours: 10 PM–8 AM 8) Unauthorized guests will be charged an extra $100/guest/night. 9) The cleaning fee you pay covers cleaning prior to your stay. If the home is left excessively dirty, additional cleaning fees may apply. We don't expect you to scrub, but please pick up your trash and return items to their original places. 10) Do not wash hair down the drain. 11) For stays exceeding 28 days, a refundable security deposit is mandatory. The deposit amount is determined by the duration of the stay, the number of occupants, and the property size. Guests will be notified of the required amount in advance. Non-payment of the security deposit may lead to reservation cancellation or denial of stay extension. An extra cleaning fee of $100 will apply for extended stays (20+ days). 12) A $150 security deposit applies for same-day or day-before reservations. 13) Lost, damaged, or missing key fobs/home keys will incur a $150 fee. 14) Any cleaning issues must be reported within a reasonable time after check-in so we can address them promptly. 15) Respectful communication is required. Threats or profanity toward our staff will result in your reservation being canceled without a refund. 16) By booking, you agree not to hold us liable for any injuries, lost items, or accidents that occur on the property, whether indoors or outdoors. *We provide basic amenities such as hand soap and toilet paper. For longer stays, you are responsible for purchasing additional supplies. *Welcome to your charming house! The other units in the house is occupied by other guests, and they do not have access to your unit. You might hear them during the day, but we’ve taken extra steps to ensure your stay is peaceful. Quiet hours start at 10 PM to help you relax and unwind. *At our newly renovated home, we take pride in keeping everything in top condition. If you notice any issues, please report them so we can address them quickly and ensure your experience is enjoyable. *Video surveillance is installed outside the home only for added safety. *For stays longer than 10 days, we may need to conduct a routine inspection of the unit, which usually takes 1-3 hours. We’ll provide 24 hours’ notice unless there’s an emergency or the builder requires access, in which case notice may be shorter. *The unit has its own temperature control. *Important: The wall-mounted split units are air conditioning units only and are operational during summer months only. Any attempt to use them for heating or outside the permitted season may result in system malfunction and additional charges.

The owner was very professional and accommodating to our travel needs . The place had really nice decor and was super clean and felt like home. All the amenities were all there. The owner made sure to provide extra clean towels in the washroom as well. I added this to my favourite place will defiantly be coming back.

Great location, close to Western University. The property faces a ravine and walking trails which is very peaceful. The house was spacious and very clean. Would recommend for anyone staying in London.
